The Bank Accepted Our House Bid!!

So.... what a crazy day...

We had planned to go to D and K's house closing today. There was some miscommunication over the difference between the "last walk through" and "signing closing papers" on my part because, well, I'm easily confused. Haha. So we waited instead for them to finish and decided to meet them at their house afterward. Well, Stephen and I were supposed to meet with the Realtor also (we have the same AMAZINGLY AWESOME Realtor as D and K!) so we met her first at the house we are currently bidding on. We were meeting to raise our offer because there were 4 bids on the table. This was going to be the last chance offer before the banks (it's an REO or bank owned/ foreclosure) looked at everything and either decided on someone or countered with a "highest and best" from us all. We were so stressed because it felt like a bidding war was starting and that's the LAST thing you want to do in this market right now. The Realtor called the seller's agent one last time to see if there was any other word and we were signing the new papers (the offer had been submitted earlier, verbally).

We were inside looking at the house and she comes running in to get us, all excited and flustered. She had the agent on the other line and had the phone on speaker. She mouthed "They accepted your new offer" and her face was so excited! I was speechless. Rare, I know. Unbelievable, I know. I listened as the agent was describing the terms of the offer so we could rewrite it as the final contract. AND... they accepted the LOW end of our escalation clause. And they are fixing the ceiling in the living room that literally fell to the floor under an improperly installed ceiling fan. There is no structural damage to the beams or other floor, just a huge mess of drywall on the pretty hardwood. I'm SO glad they agreed to fix it! We wouldn't have minded fixing it ourselves, it just wouldn't have passed the appraisal. That's a huge weight off my shoulders!

As we were engrossed in this conversation, D and K pull up and see us in the driveway. They had come to see the house with us because I was feeling like I needed an unbiased third party to make sure we weren't getting overly emotionally in our little bid war. I love them guys! They are crazy cool! Even though they had just closed on their own home, they unpacked a few things from the truck and ran over to see us. How sweet is that?!?! So we all hugged and screamed and made a general scene in the drive way as the neighbors looked on from their blue patio chairs. Penny for their thoughts, LOL!

Since we know there is the ceiling issue and you usually don't get any repairs on an REO, the Realtor immediatley calls the home inspector that D and K used to come and do some preliminary lookies before the official inspection. This guy is phenominal. Not only is he really knowledgeable, he's a funny guy and he shoots it to you straight. The two things he is concerned about (for appraisal tagging) is the roof and the AC unit. That's something we can live with. We can replace both for probably 6k. Other than that, there won't be much to do before move in. We are borrowing D and K's stove to pass appraisal and then we are buying the kitchen trinity from the NEX: stove, fridge, dishwasher. Plus, we are getting this sectional that is TO DIE FOR! Stephen calls it the '"teddy bear" couch because it is so plush and overstuffed. I can't wait!!

After all THAT excitement, it was time for dinner. We stopped at D and K's to let them change out of their "good clothes" from closing day and also let Stephen and D change the locks real quick so there would be no other key holders except D and K. How exciting is that?! We are totally BBQing over there this weekend. Then we headed over to our favorite sushi all-you-can-eat. Glorious! And then we stopped by the Dollar Store to pick up a few things. I FINALLY got some kid hangers at a decent price! Have you ever priced those things before? They are crazy over priced at Wal-Mart.

Then we finally went home so we could let Chewie out of the kennel and I could get outta my preggo jeans into some comfy shorts. What a crazy day full of happiness and high-fives! With all the apartment mold mess here and the general house hunting pocess, it has been a long time since we could just be excited about the future and looking forward to the next chapter.
